Sales Milestones: A Steady Climb
South Harbor continues to be the #1 selling 55 and better community in Southside Hampton Roads. Since opening in March 2023, South Harbor has seen incredible demand with 213 homes sold! This includes 120 townhomes and 93 single-family detached homes. And, South Harbor is already on track for an amazing year in 2026 – with 8 homes selling in the first 11 days of the year! As of January 12, 2026, there were just 19 single-family detached new home opportunities left and we expect those to be gone within the next 4 to 5 months!
Development Updates: Expanding To Meet Demand
Our first 2 phases of townhomes were wildly popular with 89 homes selling in just 17 months. That’s over 5 new homes sold each month. After spending 8 months catching up with development work, sales efforts fired up again this past September and 27 of the available 30 homes have already been sold. The next phase of 38 homes is ready and the Ryan Homes team will be selling into this new section beginning in early January of 2026. All in, we have just 108 new townhome opportunities left before South Harbor is sold out!

Our residents have been enjoying the newly opened clubhouse, pool, and SportsGarden®. They truly are some of the best amenities we’ve built in our company’s 50+ year history. Our full-time clubhouse staff will continue to plan and run a variety of activities and programs for your enjoyment. From stopping in for coffee, to putting the community puzzles together or playing card games, to lounging in the pool or enjoying the many programs being offered.
We’re not just about beautiful homes and great amenities—South Harbor’s convenient location continues to improve with the recent openings of Publix, Royal Farms, and Dollar Tree. Now underway next to Dollar Tree is a McDonalds restaurant AND a new Mexican restaurant. I’m sure you have all been watching closely the progress of the newly opened Riverside Smithfield Hospital. With Harbour View, I-664 and Newport News just 15 minutes away, there’s an abundance of retail, restaurants, wellness facilities and more a short drive from South Harbor.
